Property Spain - A Low Risk Long Term Investment Market

Despite the recent slowdown in the global property investment market, the Spanish housing market can still offer significant benefits to investors. However, caution and strict due diligence is required. In less developed areas the Spanish property market is still buoyant. The political and economic stability combined with a buoyant tourist industry puts Spain firmly on the top of the the list as an ideal, safe overseas (albeit a long term) property investment location.

Spain "The Overseas Property Investor's Favourite"

The Spanish coast continues to be a favourite with overseas property investors.

Away from the most popular coastal areas 'the Costa del Sol and the Costa Blanca' there are still investment opportunities in the more reasonably priced Costa Cálida. The Costa de la Luz is also growing in popularity and has seen significant price rises due in part to the regulations governing construction on the coast.

Strong Rental - Buy to Let Market

The buy-to-let market is very popular, driven by the increasing demand for holiday accommodation, especially in summer. With low-cost airlines delivering holidaymakers from the UK and Europe to the main Spanish resorts, investors can hope to secure good yields from rental properties. The Spanish Ministry of Tourism predicts that more than one million foreigners will set up home on the Spanish coast in the next six years, and this figure is expected to treble by 2025.

Residential Tourism

Long term residential tourism is also an important factor for the future of the Spanish real estate market and we are now seeing many foreign buyers investing in off plan developments that cater for those looking to relocate now with their families or in a few years time to enjoy there retirement years.

An Established Tourist Market

Spain is hugely popular with tourists, ranking second in the world in both tourist visits (behind France) and in volume of sales, in which it is outdone only by the USA. The popularity of Spain as a tourist destination continues to grow; the number of visitors increased by 4.5% in 2006 to 58.5 million, according to the FRONTUR Survey, Ministry for Industry, Tourism and Trade, with a further rise to 59.3 million in 2007, according to figures from the World Economic Forum.

As visitor numbers increase, revenue from tourism also rises; for 2006 as a whole tourist spending rose 4.7% from the previous year generating €8 million.

A Mature Property Market

The Spanish real estate market has seen sustained growth since 1993, with significant rises from 2001 to 2004. Prices continue to rise, but with a slower growth rate - 15% in 2006 and 21% in 2007 compared to 2005 prices. While there is the prospect of further slowdown in the rate of growth, the Spanish market offers real potential for ongoing returns. Investors benefit from extensive historical data on this well-established marketplace when making investment decisions. Should any price fluctuation occur, investors who retain their property through a period of slowdown can still realize on their investment, when price growth resumes.

Property Hot Spots in Spain

Major Spanish real estate and holiday rental hotspots are located on the Spanish Costas, the Canaries and the Balearic Islands. These remain popular choices for seasoned holidaymakers and retirees not looking to make high capital returns in the short term; however, an emerging sense of adventure is driving many buyers' interest further inland, creating new mini-emerging markets in easily accessible rural locations.

Fair Deal Investment Property Spain

Confidence in the Spanish property market has been somewhat dented by the wave of bad press, particularly in Costa hotspots and with interest rates creeping up, the property market has now slowed down from its former period of record-breaking sales. It will take time for the market to restore, but despite this, prices have nevertheless continued to hold and, in many cases, have risen further. A number of reports, including one by specialist valuations firm, Sociedad de Tasación, have announced that average property prices in Spain increased by some 6.3% in the first half of 2006.
